The demand for low-cost housing in the Municipality of Buenavista may be gauged from the current and projected housing needs based on the demographics and the housing situation for the past years 3

In the Municipality of Buenavista, informal settlers accounted for 256 of the 9917 total households in 2007. The majority of informal settlers living in the rural barangays of Manapa, Guinabsan, Sangay, and Poblacion 6 and 9. 5 As of 2021, the Buenavista Water District serves 22 of Buenavista's 25 barangays. The Buenavista Water District operates four (4) pumping stations in Brgy. Rizal and Malpoc.

As of 2010, households with access to sanitary toilets, either water-sealed, sewer/septic tank, used executively or shared by other households only account for a total of 3,203. Households without access to sanitary toilets resort to the use of closed pits, which account for 1,025 households.

Power is supplied by the Agusan del Norte Electric Cooperative Inc. (ANECO). This station is capable of energizing relatively large industries. At present, all of the 25 barangays have access to electricity.

HOUSING NEEDS AND DEMANDS ANALYSIS

Housing backlogs due to doubled-up households, loss due to obsolescence and deterioration of construction materials, and upgrading needs of households in occupied housing units in terms of tenure status; infrastructure needs or access to services; and structure improvement needs or condition of housing unit, according to a report on the housing situation in the Municipality of Buenavista Those with light materials (bamboo, sawali, cogon, nipa) and predominantly lightweight materials for the outer walls and roof were with a total of 1,315 units. In comparison, those families living with salvaged/makeshift materials and mostly salvaged/makeshift materials account for a total of 123 housing units. Other households with the security of tenure problem include those who own the structure built on rent-free land with the consent of the owner housing units with tenure needs of 4,459 in 2010

FUTURE HOUSING NEEDS

Aside from the housing backlog, new housing units are also required for future households. Based on the projected size of the population and the average household size of 5, the number of households in a given year was computed.

The subdivision, even as it complies with RA 2779 or the Urban Development and

Housing Act of 1992, intends to meet the current and future housing needs in the

Municipality of Buenavista.

This will be accomplished through the development of horizontal socialized

housing intended to address the current and future housing needs of the

underprivileged and homeless. The development of economic housing is to

address the needs of current and future housing of the low-to-middle-income

earners in the city.

Channels of Distribution As with other developers, the said organization will sell its products through direct selling as well as a team of independent registered real estate agents with their own sales representatives. MARKETING PROGRAM 10 Promotions To reach prospective customers' attention, the products will be advertised through a variety of old marketing approaches such as banners, billboards, brochures, and direct marketing. The billboards and banners will be placed in key locations such as sides of the road, close to public markets, and areas with significant pedestrian traffic

Financing Scheme The Pag-IBIG Fund provides the majority of financing through developer-assisted housing loan forms. In addition, the SSS offers finance that can be used to construct a new home, purchase an existing home, or fund the acquisition of a townhouse or condominium unit. The loan amount ranges between Php 400,000 and Php 2,000,000. MARKETING PROGRAM 10

PROJECTED SALES QUANTITY

We projected in the 2nd year a 30% of

the total housing needs in the

Municipality of Buenavista, which is

151. From that, we projected 30% to the

Row housing, 40% to Duplex Housing,

and 30% to Singlle-attached Housing.

In the Year 3, we projected 50% of the

total housing needs will be catered,

hence, the projected sales has been

increased. Row housing has a

projected sales of 22%, 50% to Duplex

and Singl-attached Housing, and 285

to the economic housing
